Landlord Certificates

The engineer will check that the gas pipework has been installed correctly, is supported correctly and does not leak gas. He will look to see if pipes are sleeved where they pass through walls. All fittings must be of a type suitable for gas.
At meter there should be a label to advise the user what to do and who to contact in an emergency.
It must be possible to turn the gas off at the gas tap just before the meter. This is known as the Emergency Control Valve, (ECV). It should turn off with a downward motion and there should be a label indicating this. The gas regulator should be sealed. The meter installation must be secure and corrosion must not be affecting the soundness of fittings. Just after the meter there should be Earth bonding.
The engineer will check all the Landlord’s appliances. They must be safe to use. To see if they are burning correctly the engineer will measure either the amount of gas they are burning or the gas pressure at the burner or both. The safety devices will be tested. The ventilation and flueing will be checked. Appliances must be located in the correct places and they must be secure. Ventilation and flueing details are usually found in the manufacturers installation manual. It is important to keep these manuals safe.
